About Us 

Dolan Homes develops, builds, and manages multifamily, single family residential, and commercial developments throughout Eastern Iowa.  A large portion of our firm’s business and expertise lies in low to medium density residential and multifamily housing solutions, however our portfolio also includes commercial real estate, and single-family land development.

Dolan Homes (formerly Towne & Country Manor Development, Dan Dolan Homes) was founded in 1999 by Dan Dolan and joined by his son Kevin Dolan in 2016.  Since 1999 Dolan Homes has developed more than 20 subdivisions and built over 1000 homes, townhomes, and villas.  Today, Dolan Homes’ primary focus is developing, building, and managing low to medium density housing developments.

Developments

  • Towne & Country Manor

    Towne & Country Manor is located in Blue Grass Iowa, halfway between Davenport and Muscatine and consists of 130 homes and villas. Dolan Homes acquired a large farmstead in 1999 and developed and built out the subdivision under a TIF agreement with the City of Blue Grass over seven phases.

  • Riverbend

    Located in Northwest Muscatine Iowa and completed in 2022, Riverbend is a continuation of the Dolan Homes senior oriented ‘villa’ product line. Riverbend consists of 51 villas, developed and built out exclusively by Dolan Homes and features an accessible floor plan combined with a homeowner’s association to provide for lawn and snow care.

  • Northwest Crossing

    The first development to feature Dolan Homes signature senior oriented villas. Northwest Crossing represented a departure from Dolan Homes’ previous more rural subdivisions with a pivot towards higher density, infill locations better suited to serve senior customer’s need to nearby amenities.

  • Black Lion Circle

    Dolan Homes’ first Bettendorf location. Land development and exclusive construction of 22 senior oriented villas, completed 2012.

  • Villas at Glengevlin

    Land development and exclusive construction of 119 senior oriented luxury villas, completed 2017.

  • Mill Creek Crossing

    Developed under a TIF agreement in 2009, Mill Creek Crossing is a mixed density community in Clinton Iowa that combines Dolan Homes’ senior oriented villas with lower density single family homes.

  • Stone Gate Crossing

    Acquisition and redevelopment of a failed condominium venture with a homeowner’s association in place. Of the originally planned 144 condominiums, only six had been completed after four years under the previous development team. Dolan Homes purchased the site out of bankruptcy and re-designed the site to include completing the partially completed condominium building and built senior oriented villas in place of the remaining condominiums.

  • The Villas at the Fountains

    Acquisition and re-development of a failed age-restricted senior housing development. Dolan Homes acquired a failed senior-housing development, re-platted the site and completed the $8M senior housing project.

  • Highland Pointe

    Dolan Homes’ first multifamily development in the Quad Cities market, and entry into the luxury townhome market. The Townhomes at Highland Pointe consists of 24 luxury townhomes, ideal infill location in Northeast Bettendorf developed and stabilized in 2019.

  • Northwest Pointe

    Infill townhome development adjacent to Dolan Homes’ Northwest Crossing subdivision; 50 townhomes conveniently located off 53rd Street in Davenport Iowa. Developed and stabilized in 2020.

  • Tanglefoot Crossing

    Continuation of the Dolan Homes luxury townhome product line; 52 luxury townhomes developed, stabilized in 2021.
